The Beverly apartment building movie is here, shot by your host – smallwall.net. We wanted you to see, hear and feel the area. Saint Anthony’s Feast was happening just around the corner. We stepped away  to find an ATM because all feast food is cash only –  and saw this building and the space around it.  The Beverly is located in the North End. A self-described “luxury”  building, it has become the most talked about affordable housing project in town, because of the listed rental prices and its downtown location.

MORE AFFORDABLE  APARTMENT LEADS  ARE HERE.  For busy working people, the The Beverly rents  are competitive.  People who make more will pay more. but  the building has luxury apartments priced to your  workforce wage, which on average in the neighborhoods, hovers around $38,000 annually.  Among the young professional urban market crowd, salaries starts at $50K  on average. So there is something for everyone at the Beverly, you might say.  It has lots of units for people who qualify for the “Affordable Housing Deal.”

 

Smallwall.net thinks the building is beautiful. But there is a concrete jungle surrounding it and there’s not much you can do about that. The Beverly is located in Boston’s North End. There are over 200 apartments,  The 48 low-income units are available to households earning an annual income between $17,578 – $60,000, with rents starting at $492 per month.

Apartments that are family affordable to rent.

Apartments should be affordable to rent. Down south, they are.

Government housing policy sets the price for how  much a studio or 1-4BR apartment will rent for in Massachusetts and to whom, when the unit has been designated as an affordable rental or place to buy.

How come Boston’s  Black-owned newspaper is not a preferred source for real estate brokers to advertise market rate property when the hottest real estate sales action is in  Roxbury?

Why does the  Boston Globe newspaper ” Homes For Sale” advertisement section show  properties on sale in Black populated neighborhoods but the Black-owned Bay State Banner newspaper does not get these ad orders.

How come  the market acts that way?

For affordable property  renters and buyers, the Black-owned newspaper has listings the Boston Globe and the Boston Herald mass market papers do not have.

Winners are emerging in Boston’s hot affordable housing lottery scene and luck is a cool operator.

Winners are emerging in affordable housing lottery.

Draw a Black line around the Jackson Square Jamaica Plain area to a part of the South End, and from there into Uphams Corner and you would have encircled more than 100 reduced rent new apartments being offered to people seeking affordable housing income restricted rents  in Boston recently.

The demand for a shaved rent or mortgage deal is constant. It took a while for the City of Boston to kick into fairly high gear getting the word out about them. They probably have over 100,000 people on an email list getting the clicks when there is something to announce. We told you about their web site, right?

Now HousingWorks.net – does a good job getting subsidized offers out to people.  HW covers the entire Commonwealth of Massachusetts. Housingworks doesn’t work direct with renters. No, they train advocates who in turn have access to an automated system that if you personally use it through an advocate, you can place one HousingWorks application into the System and have it automatically add your name to wait list at subsidized locations across the state.  Imagine that. One click and you go Poof! onto the waiting list of 10 units without licking a stamp.

These application opportunities require luck and patience for most. Of course, there are lottery offer situations where your special condition, age, or circumstance gets your number bumped up higher on the list than another persons.  PREFERENCES are at work here.

It is all about the numbers.

Talked to a guy the day the Tall Ships were in town. He works at a Capital One coffee shop. He entered a lottery in Chelsea for one of a limited number of condos in a particular building.  He won! There were 83 applicants in that resale contest.  I think he told me 11 were winners.
