Hello Folks,

I am sending this email to ask a huge favor on behalf of the Community Preservation Act. It is political policy that sets  affordable rents and mortgages.  As you know, politics is the control of a limited amount of resources. And the ruling party wants tax cuts for the rich at someone’s expense.

I am asking that you give your city councilor a call and leave your name and address. Tell them you want them to vote YES and support the Better Boston (YBB) position for  CPA – the Community Preservation Act question the public voted f9r by wide margins during recent elections.

While the mayor supports our influence to seat YBB board members, City Councilors do not. Help us change their minds.

The CPA wants want people of every race, gender, income, and neighborhood to be included when the benefits start to flow.

Last Monday, city councilors said they would not include any formal role for YBB in choosing CPA committee members.

22 Income restricted condominiums are for sale in Boston Lottery.

Ok, let’s get right down to it. The OLMSTEAD GREEN new home community has been on sale for quite a while. Some of their  homes were advertised for $240,000 in a local newspaper all last year.

Now Mahoney Properties sent a a sales letter for Olmsted Green Phase 2 Condominiums consists of 22 Income Restricted Condominiums located on West Main Street in Boston.

The sale announced is a LOTTERY.

Boston City Hall puts more affordable apartment and home deals out where people can find them.

Boston affordable apt listings are getting longer at City Hall web site.

Go to This City Hall web site section  and see them.

Act Fast, Deadlines matter.

The list has  “affordable housing,” price for middle class earners and it has apartments that rent at family affordable prices.

But there’s not enough of either to go around so there are lotteries and wait lists to compete in.

You will have to wade through the fine details to pre-determine your eligibility.

And unless you are making more money than you can spend every week, chances are you are qualified for the deals.

The building is located at 245 Sumner Street, East Boston., MA 02128. Lottery Process

  1. Applications will be made available for a 10 day period.  Applications will be made available by email, in person during the scheduled distribution dates/times, or by US mail.
  2. Applicants must fill out the BPDA application completely and mail back to our offices.   Applicants will then automatically be entered into the lottery.
  3. Maloney Properties will then conduct a lottery and each applicant will be assigned a lottery number (lottery #1 being first).
  4. We will then show the available apartments based on the lottery number and preferences.

         The lottery preferences in order:

  1. Preference for disabled household for 1 ADA unit. There will be a preference for disabled household for the handicap accessible unit. These units are built out for applicants with mobility impairments.
  2. Boston Residents:  Boston resident shall mean any individual whose principal residence, where he or she permanently and normally eats, sleeps and maintains his or her normal personal and household effects, is in the City of Boston. Required Documentation:A minimum of two (2) utility bills from separate companies dated within 60 days of application from electric, oil cable gas or telephone. Additional documentation may be required. <<<– this sucks! Many people live in Boston where someone else gets the UTIL bill.
  3. Minimum Household Size of at least one person per bedroom:  Applicants with 2 or more household members will receive preference for the 2 bedroom apartment

We know the people want more!

They want more low income affordable apartments.

They want more middle income affordable apartments,  houses, townhouses and condos in the City of Boston.

And they want more million dollar high rise housing like the one in the photo here.

So apartment and affordable housing lotteries exists with winner odds better than KENO players have at the Massachusetts lottery or any casino in the state.

Lottery Highlights

Community Development Corporations, city officials and affordable housing advocates actively seek new applicants  for apartment lotteries and waitlists. When there are hundreds of Affordable Rental Units announced, there could be 100 applications returned for each one, or thousands to a development with just 30 or less affordable units.

As you know these new construction projects can be highly sought after for there is demand for qualified tenants in the market rate space as well as in the income restricted and public, subsidized, low-income space. I need not tell you how competitive it can be The LOTTERY evens the playing field when it works the right wa – that is — when there are no backroom or politically influenced deals made.

But as you know, some applications are dead on arrival due to missing information or simply that the person applying is not qualified to apply. Lottery is bidding, Know that 50% of a winning formula is Showing Up; 25% is luck and you need it, so 75% of your lottery placement score is probably going to be determined by the fit of your family to the available unit size and scope of the project; your credit score is a big deal, your landlord history is a big deal, and  your proven ability to pay the rent no matter how high or low it is, is a very big deal.

THREADMARK at Ashmont OPENS LOTTERY FOR 35 Affordable Apts

Update: Threadmark Applications were due Feb 15th.

Affordable apartments are coming online in Studio, one and two bedroom configurations.

The new Threadmark Apartment building is opposite Ashmont Station and Tavolo Restaurant on Dorchester Ave.

Affordable lottery rate rents are:

Studio $515, $1030 and $1056.00 per month depending on your income.

1BR lottery rent rate is $552, $1104 or $1261.00 depending on income.

2BR lottery rent is $662, $1324 and $1,567 depending on income.

* Lottery rent rates only are being shown. No other sizes are listed for lottery.

The building opens June 17, 2017. Thirty-five rent reduced apartments will be offered by lottery.

Household size of 1 person with  income between $20,610 and $41,220 qualify for lottery.

Two person households with conbined Income between $23,550 and $47,100 qualify for lottery.

Three person households with combined income between $26,490 and $52,980 qualify tofor lottery.

The sales sheet offers units to Household (HH) sizes of four  to six persons for  income steps from $29,430 to $68,280 at upper limits  by HH size.

Application Deadline is February 14th, 2017, 1pm or must be postmarked before.
